Stripped to a defined line

Before anything comes out we agree what stays: which walls are structural, which services are being reused, what the incoming fit out wants left in place. That gets marked and worked to. A strip out that takes ten percent too much is expensive to put back.

Segregated as it comes out

Metals, cable, timber, plasterboard and general waste separated at source rather than mixed into one skip and sorted at the tip. It recycles better, it costs less, and the waste transfer paperwork actually reflects what left the building.

Out of hours where it is needed

Occupied buildings, shopping centres and units with tenants either side get worked in evenings, nights or weekends. Noisy breaking gets programmed into the hours agreed with the building rather than started at eight and argued about at nine.

Protection for what stays

Lifts, staircases, floors and finishes that are staying get boarded and sheeted before the first partition comes down, and routes out are protected the length of the run. Most strip out damage happens in the corridor, not the room.

What is a soft strip?

It is everything that is not structure. Partitions, suspended ceilings, floor coverings, kitchens and washrooms, redundant mechanical and electrical services, furniture and fittings, all taken out and away so the shell is left clear for a refurbishment or a fit out. Where the building is coming down entirely, a soft strip also lets the recyclable material be recovered before the machines start.

Can you strip out a building while it is still occupied?

Yes, and a lot of the strip out work we do is exactly that. It needs the floor or unit separated and sealed, its own access route, dust and noise controlled and, most of the time, work programmed outside normal hours. It is slower than an empty building and it gets priced that way rather than promised at the same rate.

Do you deal with asbestos?

Asbestos removal is licensed work and it is done by a licensed contractor, not by a demolition gang. What we do is make sure the refurbishment and demolition survey has been done before we start, work to it, and stop and report anything that turns up that was not in it. Removal gets arranged and completed before our strip out reaches that area.

Will you take the mechanical and electrical services out?

Yes, once they are proved dead and isolated. Redundant plant, ductwork, containment, cable and pipework come out and go for recycling, and anything being retained for the new fit out is marked, protected and left live where that is safe.

How quickly can a strip out be done?

A single retail unit or a floor of offices is usually a week or two. A whole building runs longer and is normally programmed floor by floor so the following trades can start behind us. The variables are access, the lift, the hours we are allowed to work and how much of the waste has to be carried rather than dropped.
